Central Park – A strategic location with purpose
In 2018, Oyster Property Group and global investment firm KKR acquired Central Park in Ellerslie, Auckland recognising its prime location and extensive landholding.
Today, a value-add business strategy has transformed the formerly underutilised business park into a thriving mixed-use precinct, driving gains in occupancy, income, and tenant retention. Central Park’s position in Auckland’s Southern Corridor, with motorway access, public transport links, and proximity to the CBD and airport, is key in a rapidly expanding city.

"We’re seeing increasing demand for affordable, high-quality commercial space on Auckland’s urban fringes. Central Park is meeting this demand and providing significant advantages to tenants.”
Mark Schiele Oyster Property Group Chief ExecutiveEnhanced amenities driving appeal for continued growth
Central Park’s evolution includes investments in community spaces such as The Green, an award-winning food and beverage hub. Once a tired car park, it now features six eateries, recreational areas, and a movie screen.
Subdivision has also added two adjacent residential developments and hotel accommodations, serving the growing number of residents and visitors.
With future development rights and future-proofed amenities, the site is poised for expansion, including a high-rise tower, new commercial buildings, and potential to double the net lettable area, making it one of New Zealand’s largest mixed-use developments.
Diverse tenant base
Today, Central Park is home to 70 international and New Zealand organisations, including Bunnings, Estée Lauder, Restaurant Brands, Turners & Growers, and Bidfood, along with government agencies Waka Kotahi NZ Transport Agency and KiwiRail.
The recent Auckland Rail Operations Centre, a bespoke, award-winning building with 5 Green Star certification, underscores the precinct’s appeal for long-term tenants.
Our vision is to create a precinct that not only meets current market demands but sets a benchmark for future mixed-use developments in New Zealand.”
